Have questions about my real estate photography services? Here are some quick answers to common questions on pricing, scheduling, and what to expect on photo day.

Service Area

I serve Marquette, Michigan and surrounding areas. If you don't see your area or city on the map below I will still be able to help you but my services may be subject to a travel fee. To inquire about scheduling an appointment outside of the service area, please contact me directly.

Travel Fees

If the property is located outside of my standard service area there will be a travel fee accessed. I calculate my travel fees based on total round trip mileage beyond my standard service area multiplied by the current United States IRS Mileage rate (cents/mile).

Cancellation and Reschedule Policy

I understand how dynamic the real estate industry is, and things can change in an instant! However, I respectfully ask for 24-hour notice to cancel or reschedule a photo session. Repeated failure to give notice will result in a fee equal to half the cost of the booked session.

If I arrive at the property to find the session is cancelled (including my denied access to the property), a $50 fee will be accessed, as well as any travel fees for properties beyond my normal service range.

Inclement Weather Policy

Photo shoots will continue as scheduled as long as weather permits. In the event of inclement weather we can reschedule the shoot to my next available opening. (No reschedule fees will be assessed for inclement weather.)

Image License and Usage Policy

All Photos and rights relating to them, including copyright and ownership rights in the media in which the Photos are stored, remain the sole and exclusive property of the Photographer. This license provides the Client with the limited right to reproduce, publicly display, and distribute the Photos only for promotional or advertising purposes directly related to the sale of the Property. Photos used for any purpose not directly related to the sale of the Property must be with the express permission of Photographer and the payment of additional fees, unless otherwise agreed to in writing.

Photos may be uploaded to any MLS listing service solely for promotion of the Property during the pendency of this Agreement. However, regardless of any terms and conditions of the MLS, at no time does this Agreement provide Client with the right to transfer copyright, or any other exclusive rights as provided by the Copyright Act 17 U.S.C § 106. Photos may contain copyright management information (CMI) at the discretion of the Photographer in the form of either 1) a copyright notice and/or 2) other copyright and ownership information embedded in the metadata or elsewhere, unless otherwise agreed to by the Parties. Removing and/or altering such information is prohibited and constitutes violation of the Digital Millennium Copyright Act (DMCA) and Client will be responsible to the Photographer for any penalties and awards available under the statute. Client is responsible for ensuring that the Photos are removed from MLS databases at the expiration of this Agreement.

Unless otherwise specifically provided elsewhere in this document or other signed agreement between the parties, any grant of rights is limited to a term of either one (1) year from the date of this Agreement, or (2) at the termination of Client's representation of the Property, whichever occurs first. Further use of images beyond one (1) year requires Photographer's permission and additional fees. Rights are assigned to the Client immediately upon delivery of the Photos.

Payment Methods

Payment for all photography is required at the time of the session. You may also prepay. I prefer electronic payment with Credit Card, ApplePay, PayPal, or Stripe. I also accept cash and check.

Home Preparation Tips

Quick Prep Checklist for Real Estate Photos


Follow these quick steps to make your home look its best. A little prep goes a long way—great photos help homes sell faster and for more money.

Exterior

  • Move vehicles out of driveway and away from the house
  • Hide trash cans, hoses, and loose items
  • Mow lawn, trim weeds, clean sidewalks/driveway
  • Remove “For Sale” sign
  • Clean windows and water lawn a few hours before session

Kitchen

  • Clear countertops (limit to 1–2 small appliances)
  • Empty sinks and remove sponges/soaps
  • Remove fridge magnets, photos, and notes
  • Clean shiny appliances
  • Hide trash can

General

  • Replace burned-out bulbs, turn all lights ON
  • Open blinds/curtains for natural light
  • Turn OFF ceiling fans and TVs
  • Make all beds, tidy closets, and hide clutter
  • Remove pet items
  • Remove personal valuables such as jewelry displays, artwork, or firearms

Bathrooms

  • Close toilet lids
  • Clear counters, showers, and tubs completely
  • Remove trash cans and brushes
  • Clean mirrors and tile
  • Fresh roll of toilet paper on holder
Home Access

You don't have to be on site unless you want to. You can provide the code to a lock box and I will take the photos and lock up when I am done. Of course, you are also always welcome to meet me at the home if you prefer.

Time on Site

A photo session will take anywhere from 30 minutes to several hours depending on the size of the property and the services provided. Architectural and interior design sessions can vary in length from an hour to multiple days depending on the project goals.

Photo Delivery

You will be provided a link to a photo gallery of your property. You have the option to download all images in the gallery, or individual images. There are also image resolution options for you to choose from.
